Read this part twice. A cash offer will almost always net you less than listing. That's not a flaw in the offer — it's the price of speed, certainty, and not fixing the roof. The question isn't which number is bigger. It's whether the gap is worth what listing would cost you in time, repairs and risk. We'll do that math with you, out loud.
About option two, plainly. Matching you with an investor from our network is what the industry calls wholesaling, and it has a bad name for a reason — most people doing it won't tell you that's what's happening, or what they're making on it. We will. You'll know before you sign that we're placing it rather than buying it, who's buying, and what our fee is. The assignment isn't the problem in this business. Hiding it is.
An unlicensed wholesaler has exactly one product. If the right answer for you is "list it," they can't say so — there's nothing in it for them. So they don't say it.
