What we'd pay cash out of our own account. What we believe our investor network would pay, and what our fee on that match would be. What we think it lists for and what you'd net after commission and likely repairs. Plus, on the first two, what owner financing would look like month to month if you'd rather have income than a lump sum. Then you decide — including deciding none of them, which happens and is fine.
What we'll always tell you: whether we're buying it with our own money or placing it with an investor, exactly what we make either way, and whether we think the open market would pay you more than both. What we won't do: lower the number after the walkthrough because we "found something," or let you get to a closing table and discover for the first time that someone else's name is on the buyer's side.
